Property Forum 2026 Through an Architect’s Eyes
2 min read
The latest edition of Property Forum 2026 is now behind us – one of the key events bringing together leaders of the real estate market, investors, developers, architects, and representatives of the public sector. This year’s discussions focused, among other topics, on the future of the office and residential markets, investment in Poland, the development of Warsaw, the modernization of existing buildings, and the changing expectations of users.
What are our key takeaways from this year’s Property Forum?
- Real estate needs to be viewed from a much longer-term perspective. One particularly interesting theme was the perspective bridging the commercial and public sectors, as well as the discussion around the full investment lifecycle – from land acquisition, through design and construction, to operation, modernization, or eventual sale. Comparing the Polish market with the experience of other European countries was especially insightful.
- The Polish real estate market is maturing. Poland remains a stable and developing market, but the effects of increasing professionalization are becoming more visible. After a decade of rapid growth and catching up with basic market needs, greater emphasis is now being placed on design quality, efficiency, user experience, and the long-term value of real estate.
- The future belongs to flexible and adaptable buildings. Designing a building that meets today’s market needs is no longer enough. Increasingly, the key question is whether a building can be easily modernized, adapted to new functions, and adjusted to changing models of work and living. Discussions around the office market clearly reflected this shift: alongside new developments, modernization, adaptive reuse, and extending the lifespan of existing buildings will play an increasingly important role.
The first day of the event also featured the Prime Property Prize 2026 Gala, where the best investments and projects of the previous year were recognized. Congratulations to all the winners!
For us, Property Forum is above all an opportunity to look at architecture from a broader perspective – as part of an investment strategy, a tool for building long-term property value, and a response to ongoing changes in the market.
